THE PROGRAM

We create dignified, deeply affordable housing through innovative, mission-driven development that turns underused properties into entry-level homes with pathways to stability, community, and ownership.

WHERE WE BUILD

  • Providence, Southern Massachuetts

  • In partnership with faith-based institutions and local nonprofits

  • In areas with high displacement, high evicition rates and low inventory

what we do

We develop entry-level housing units for people who are ready to stabilize, grow, and eventually graduate into ownership or independent living. These homes are created from single-family rehabs, condo-conversions, and small multi-family properties — and are designed for:

  • First-time renters

  • Young professionals

  • Transitioning adults

  • Low-income earners looking for opportunity, not just shelter

 

We focus on affordability, dignity, and upward mobility.

  • Studio & 1BR apartments in converted homes or small multifamilies

  • Shared living spaces with private rooms and community kitchens

  • Detached mini-homes 

  • Transitional rentals that include coaching, financial literacy, or co-buying prep

Our Approach

1. Mission-Driven Acquisitions
We target underused properties, partner with churches, nonprofits, and sellers, and acquire with affordability locked in.

2. Smart Design
Small but high-quality spaces with durable materials, community touches, and options for shared living or independent use.

3. Embedded Support
Each unit or project can come with access to:

  • Housing coaching

  • Emotional trauma-informed workshops (via The Bailey Project)

  • Co-buying preparation

  • Credit and budget support

​

4. Exit & Ownership Options
After 1–3 years of rental stability, residents can:

  • Use rent credits to become a homeowner

  • Co-buy with Harris

  • Stay and stabilize long-term

Using key economic date, we invest in areas based on the following area characteristics.  â€‹

  1. 30% + area concentration of renters

  2. 5% or greater eviction rates 

  3. 10% poverty rate

We approach each potential asset as a tool for growth, so we rehab it accordingly.

We made a choice to provide affordable housing options to communities. We have a code to how we redevelop properties. A code that ensures our efforts keep the its focus on the people.
